If the backfill around your home’s foundation was poorly installed, so-called passive cracks may appear over time. These cracks stabilize after a few years, meaning they no longer expand. However, they still need to be sealed to prevent the concrete from weakening due to water infiltration.

Active cracks, on the other hand, gradually widen and may cause serious water infiltration problems in your basement while severely weakening the concrete. This type of foundation crack must be repaired immediately to avoid irreversible concrete deterioration.

These cracks may have been caused by poor drainage of rainwater or groundwater through the French drain, or because the foundation is not protected by a waterproofing membrane. Active cracks may also result from soil movement during freeze and thaw cycles or from pyrite issues that have lifted parts of the foundation.
