Effective foundation crack repair starts with a clear understanding of the root cause.

Foundation crack repair

Foundation crack repair is our specialty. We serve the entire North Shore of Montreal and surrounding areas, including the cities of Blainville and Laval.

Our family business has been operating since 1987. We hold a Régie du bâtiment license (no. 5615-4115-01), and all our work is carried out in compliance with building code requirements.

Ensuring your foundation is properly waterproofed helps prevent water infiltration, excessive basement humidity, concrete deterioration and structural issues.

A single foundation crack is enough to allow water to enter and lead to mold growth. Over time, this gradually weakens and damages the concrete.

The Fissure 640 team handles foundation crack repair using methods that address the root cause of the problem and provide a long-lasting solution.

Why do foundation cracks appear?

Foundation cracks develop for various reasons. Soil movement and repeated freeze and thaw cycles create constant pressure against foundation walls.

Clay soils retain water and increase pressure around the building. Over time, this pressure pushes moisture against the concrete and exploits weak points, creating or enlarging cracks.

Other factors may also be involved, such as natural concrete shrinkage during curing, building settlement, material aging or a deficient drainage system.

Each situation is unique.

Exterior foundation crack repair

Exterior foundation crack repair is the most complete solution, as it addresses the source of the infiltration directly.

When access allows, we perform an excavation down to the footing to fully expose the affected area.

This step ensures a thorough inspection and allows us to eliminate any hidden damage. The crack is carefully cleaned and prepared before applying a flexible A/B epoxy gel directly into the damaged section.

This professional product seals the crack while maintaining enough flexibility to adapt to the natural movement of the foundation.

A Blueskin waterproofing membrane is then installed to create a continuous barrier against water infiltration. A Delta MS drainage panel is added to protect the membrane and redirect water toward the drainage system.

Backfilling is carried out carefully to maintain soil stability and ensure effective drainage.

This comprehensive approach stops infiltration at the exterior surface and provides long-term protection.

Interior foundation crack repair

When exterior excavation is not possible, cracks must be repaired from the inside. We drill along the crack and apply hydraulic cement to stabilize the surface, followed by the injection of an expanding polyurethane gel.

This sealing material penetrates deeply into the crack and expands to create a 100% watertight seal within the concrete.

When properly executed, this repair method stops active water infiltration and reinforces the concrete in a durable way.

Choosing the right method

The choice between interior and exterior repair depends on several factors: the location of the crack, its severity, the history of water infiltration and site accessibility.

Some cracks require full exterior intervention, while others can be effectively repaired from the inside.

At Fissure 640, each foundation crack is analyzed individually. Our goal is to ensure building stability and prevent recurring issues, not simply mask a visible symptom.

Foundation crack repair cost

The cost to repair a foundation crack depends on the type of work and site conditions.

Interior repairs typically start at $500 per crack, with adjusted pricing when multiple cracks are involved.

Exterior repairs usually range between $700 and $900 per crack, depending on excavation depth, site access and job complexity.

These prices include the use of professional materials such as A/B epoxy gel, Blueskin membranes and Delta MS drainage panels, as well as proven installation methods refined over more than thirty-five years.
